1. Making safe village containing life : As making a hill, raising a part of the site on the street, the protection of the risk elements from outside of the cluster and the arrangement of the community facilities encircled were planned to monitor their children naturally during whole day. Thanks to the energy park plan using the artificial soil of the hill, more than 40% of the common management expenses can be saved.
2. Making the village containing the landscape of Songdo : Planned various views of premium such as the civic view on the manmade hill, the cultural view of encircled community facilities and the natural view of the brooks and the forest containing phytoncide in connection with the green space liased.
3. Making 3-dimentional village for the convenience of living : Planned One Stop Service in connection with multipurposal facilities to reach the life convenience facilities within one minute. Green Network Plan connnecting the manmade hill, the hanging garden and the roof greens of the main building and the cluster plaza in three dimentions and the natural ventilation plan through the skylight of underground parking lot using the entrance part of the manmade hill (Natural lighting and ventilating area: 2,124 ㎡)
4. Encircled subsidiary facility plan : The encircled subsidiary facility plan considering linial form of the site, different from the common centralized subsidiary facility, aims to realize the convenience of the residents and to produce multiful views of culture through the easy approach from every spot in the site.
5. Unit Household Plan : Planned to raise the possibility to be sold selecting and reflecting the items for unit household from the results of analyzed consumer preferrence and trend. In consideration of the upper level plan (Landscape Plan) and the existing facilities surrounding the site (College and Research Industrial Estate), the site was divided into three areas and prepared peculiar unit household plans responding to each area. - Gallert Type responding to the view of the core sight and the sea in front of Songdo, - Rampart Type reinforcing the community by the space expansion of household, - Clavier Type for creating the rental income.
6. Main building and Architecture Plan : In response to the site condition and the existing facilities surrounding the site (College and Research Industrial Estate), the site was divided into three areas and prepared the main building and architecture plans responding to each area. - Ocean Canvas Tower (Base View type Main Building) of vertical mass plan considering the view nodal points and the skyline of Songdo, - Synergy Canvas Tower (Road view type Main Building) producing the feeling of speed through dynamic flow of various changes of town and the mass segment plan, - Green Canvas Tower (Natural view type Main Building) of mass segmentation plan considering human scale and forming the axis inducing green space into the cluster, and of balcony diversification plan.
